By making these short term loans I generally don’t run out of money but when I do, don’t worry, I have private sources and a commercial bank who lend me the dough when I get short.

I do all the work connected with this business myself which can save you considerable money. No costly overhead to cover: I work out of my basement. No costly appraisers. I do them myself. No costly home inspectors. No “doc prep” fees. I type my own loan papers and usually attend the closing as well.

Since 1998 I have made over 500 of these loans and have learned a thing or two about this business. It’s generally fun and besides that, you are restoring neighborhoods one house at a time!
