Capital Corporation and V.R.M. Pension Plan Trust make
private, hard money real estate secured loans from $50,000
to $500,000 and sometimes higher.
Loans generally are from
6 months to 2 years in duration. Our usual rates are in
the 10.00% to 15.00% range depending on the deal. In
addition we usually charge loan fees from 1.00% to as high
as 10.00% ( see "types of loans we have made"
for more detail).
VRM will consider almost
any kind of real estate anywhere in the USA as collateral
for its loans except owner occupied single family
homes. Loans must have a reasonable "business
purpose."
Specifically we will make loans in first, or sometimes second,
position against the following:
1)
Hotels, motels.
2) Vacant land, even raw land.
3) Apartments.
4) Single family rentals.
5) Mini storages.
6) Churches.
7) Loans to trusts, corporations, or
other entities.
8) Loans to foreign nationals.
9) Non-recourse loans.
10) Fix and Flip loans ( Greater Denver area only).
11) What else can you think of?
Our loans are
"equity based" or "hard money" type
loans (see special section). Usually we do not require
loan applications or income verification; credit problems
will be dealt with sympathetically. We are, however,
very interested in your exit strategy. In other
words: How are you going to pay us off?
Usually that would be via a sale of the property or a
contemplated refi. down the road. We will question you
closely on this subject. Our loans are meant to be bridge
loans or a temporary band-aid. Keeping our
loan out for a long period may be hazardous to your
financial health, and you should be clear how you plan to
pay us off and get on with your life. Our loans generally
fall into two categories: Solve a problem or seize an
opportunity.
